Phase I & II Investigation Services

All SER Phase I & II Environmental Site Assessments (ESAs) are prepared in accordance with the local standards of practice for our profession. American Society for Testing and Materials (ASTM) procedures, as defined in Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment (Designation: E 1527-93), are followed. SER has studied and understands these standards, and adheres to the mandated requirements.

SER scientists use scientific knowledge and experience to determine the condition of parcels of land. This investigation protects our clients in real estate purchasing decisions.

Phase I Investigations

A Phase I investigation determines if the site has been exposed to contaminants, pollutants, or hazardous materials. We will conduct a detailed records review of your site. SER will perform such steps as reviewing historical land use and performing a site reconnaissance.

If concerns arise during Phase I, SER will conduct a Phase II investigation.

Phase II Investigations

Phase II investigations are an analysis of soil, groundwater, and other physical factors performed to determine the extent of damage to the property. These steps are commonly required by financial institutions when people are interested in mortgaging their property.
